The conditions that apply when you book a stay at the cottage.

These terms apply to your stay at Seaside Holiday Cottage (The Old School House, Porthpean, St Austell, Cornwall). When we confirm your booking, you and everyone in your party agree to them. The person who books must be 18 or over.
Sending an enquiry isn't a confirmed booking. Your dates are reserved only once we reply to confirm them and you've paid the deposit (below). We'll then hold the cottage for the dates agreed.
A deposit of [DEPOSIT — e.g. 25% of the total] is due to confirm your booking. The balance is due [BALANCE DUE — e.g. 6 weeks] before your arrival. For bookings made within [SHORT-NOTICE WINDOW — e.g. 6 weeks] of arrival, the full amount is due at the time of booking. Payment is by [PAYMENT METHODS — e.g. bank transfer].
If you need to cancel, let us know as soon as you can. [CANCELLATION POLICY — e.g. the deposit is non-refundable; if you cancel within X weeks of arrival the balance remains payable. We'll always try to re-let the dates and refund what we can.] We recommend you take out travel insurance that covers cancellation.
Arrival is from [CHECK-IN TIME — e.g. 4pm] on the first day and departure is by [CHECK-OUT TIME — e.g. 10am] on the last, unless we've agreed otherwise. This gives us time to prepare the cottage between guests.
The cottage sleeps a maximum of five people; please don't exceed this without our agreement. Please treat the cottage and its contents with care and leave it as you found it. We may need access in an emergency or for essential maintenance, and we'll always give notice where we reasonably can.
Sorry, no pets and no smoking or vaping anywhere inside the cottage. It keeps the place fresh for the guests who follow you. Smoking indoors or bringing an undisclosed pet may result in an additional cleaning charge.
Accidents happen — just let us know about any breakages or damage during your stay so we can put it right. You're responsible for any damage beyond reasonable wear and tear, and for any extra cleaning needed if the cottage is left in an unreasonable state.
Please look after yourselves and your belongings — we can't accept responsibility for personal possessions, or for loss or injury except where caused by our negligence. Nothing in these terms limits our liability where the law doesn't allow it.
